Unger Interviews Mark Munro

The WCP Cleaning Tradeshow: Today clean Magazine is talking to Mark Munro, the proprietor of the Munro Exterior Cleaning Services in Dorset with over 30 years of experience in the industry, and the driving force behind the UK’s unique event for professional window cleaners – The WCP Cleaning Tradeshow.

Please tell us about the WCP Cleaning Tradeshow – what has prompted you to organise this event, what challenges you faced and how has it changed since the beginning?
The WCP cleaning trade show was set up in 2014.  I wanted to bring different elements of the industry to the UK South West as a show.  This proved to be successful and as a result our third show will be in a bigger venue and located more centrally to enable more customers to attend from all over the UK.  The main challenge initially was finding the right contacts within the industry and persuading them to attend the show.  Fortunately the first show was well attended and now after the second show suppliers know what to expect and are supporting our third show in September.

What can visitors expect to see at the show this year?
Our 2016 show is twice the size of that in 2015 and, having spoken to suppliers, lots of new products will be available to view and discuss.

Professional window cleaners take a lot of pride in their skill – have you planned any competitions for them?
Watch this space.

It must have been a huge learning curve for you to organise a tradeshow – what were your personal highlights and most memorable moments?
My personal highlights of organising the shows is hearing the positive comments from suppliers and customers who have enjoyed visiting the show, meeting people within the industry and gaining new friends.

How can professional window cleaners worldwide stay informed about your event in the future?
To stay informed in the future customers can follow the busiest Facebook window cleaning pages in the world (The Window Cleaning Page, Window Cleaning Page UK and Worldwide Window Cleaning Page) as well as Twitter, Forums and, of course, the show website. Suppliers are also kindly advertising the show on their own websites.

With your wealth of experience in the industry, do you have any advice for the new starters in professional window cleaning?
I would advise anyone starting to try and find someone locally to work with for a day to see what equipment you will need, which poles and squeegees suit you best or try and come to the show and speak with fellow window cleaners.

The history of window cleaning: 9,000 years of glass - The material glass looks back on a nine thousand year old history. From prehistoric beginnings via handicraft and manufactu­ring, it found its way into industrial production. With the cost-effective production of glass, the commercial window cleaning industry was also finally born.

Glass is one of the oldest materials around. The discovery of glass date back to the Stone Age, around 7,000 BC. The organized production of glass in the form of jewelry and small jugs began in Egypt approximately four millennia later.

Only in 1861, did the Belgian chemist Ernest Solvay introduce the material to wide circles of the population with the cost-effective production of glass. Suddenly, countless office buildings, train stations, administrative buildings and ministries were equipped with massive window facades.

This laid the foundation for the commercial window cleaning industry. Frenchman Marius Moussy founded the French Cleaning Institute in Berlin in 1878. In other cities, Moussy’s former employees started up their own busines­ses. In 1901, the Federation of German Cleaning Institute Entrepreneurs was finally founded. The Göttingen publisher Ernst Kelterborn also published the first trade journal: the International Paper for Cleaning Institutes and Related Lines of Business. Unger’s latest water-fed pole aids the smaller start-up: Taking pride of place on the Unger stand at ISSA/INTERCLEAN is the nLite One, the company's latest water-fed window cleaning pole.

Like the company's original nLite Connect extension pole it is available in glass fibre as well as in a premium carbon fibre pole. "The nLite One is fully telescopic which means there is no need for any pole extensions," said Anna Maslova, UK marketing manager. "It is quick and easy to set up and can be fully extended, collapsed and adjusted in a matter of seconds."

She adds that the glass fibre version of the nLite One has another major advantage. "When the smallest version of the pole collapses down it measures just 90cm in length," she said. "This makes it ideal for entry-level window cleaners because it will easily fit into smaller vehicle. It is also particularly suitable for ground-level work."

NLite poles are designed for use on glass and building facades, on solar panels and for cleaning signs and vehicles. The carbon fibre version of the nLite One is available in four length options while the glass fibre pole comes in six lengths. The version that collapses to 90cm - the 1.5 metre mini-pole - is claimed to be particularly suitable for abseiling and cradle work.

Window cleaning - safety first: Window cleaning has long been associated with working from height along with all the risks that this involves. But since the advent of water-fed poles, how safe is window cleaning today? And what products are there on the market that can further improve window cleaners’ safety? Ann Laffeaty finds out.

Concern for personal safety is becoming increasingly prevalent in today’s society.  Over the past 30 years we have seen a growing trend for items such as infant car seats, personal protective clothing, bicycle helmets and rubberised surfaces for children’s playgrounds. Safety in cleaning has also come under the spotlight and stricter regulations have come into effect to reduce the number of accidents and injuries in the industry.

Window cleaning is one of the riskiest cleaning tasks of all.  It is frequently cited in online polls and on insurance websites as being one of the most dangerous jobs in the world alongside occupations such as logging, mining, fire-fighting and road-working.

The advent of water-fed poles has helped to reduce the number of operatives working from ladders which comes with an obvious risk of falling. But recent events would suggest that the dangers of window cleaning are still very real.

In November 2014, two window cleaners in New York had to be rescued after the cables securing their work basket malfunctioned. This left them dangling precariously at a near 75-degree angle on a platform near the 69th floor of One World Trade Centre. In a dramatic rescue hundreds of feet above the ground, fire department workers had to saw through the windows and haul the two to safety.

In March 2014 a stranded window cleaner in Toronto had to be rescued by firefighters after her hair became caught in a descending rope line. Earlier the same year a window cleaner in the UK sustained serious injuries after falling from a ladder through a conservatory roof.

And in a horrific accident in December 2013, a window cleaner plummeted 47 storeys from the roof of a Manhattan skyscraper. Miraculously the operative sustained only minor injuries after having clung to the scaffolding platform as it fell.

Scores of window cleaning accidents and even deaths are reported every year, usually as a result of falling from height. The EU Work at Height Regulations 2005 alleviated the problem to some extent by stipulating that if a window cleaning task could reasonably be carried out from the ground, that is how it should be done. But this of course is impractical when cleaning skyscrapers and other high-rise buildings.

And in any case, water-fed poles come with their own safety issues. Operators can incur injuries to their arms, wrists or backs when handling unwieldy poles for instance. In some cases, pole sections may fall to the ground and injure passers-by. And cleaning with water-fed poles can lead to a great deal of water spillage which could cause slips and trips on the part of the window cleaner or members of the public, particularly in icy conditions.

Modular systems

Unger is one of those companies to have embraced the challenge of increasing the safety of water-fed pole systems according to product marketing coordinator Axel Droste. “For many years window cleaners have had the choice of two types of pole system: telescopic or modular,” he said.

“However, telescopic poles can tend to flex as they are extended and this brings a subsequent loss of control. They also have some weight issues; for example, a six-section telescopic pole will always have six sections since none of these cannot be removed – so even if you only need to use four sections to clean to the height required, you will still be carrying the weight of six.

“Modular systems, although better at extending without losing rigidity, simply become too heavy when they are extended. And these extensions also add width to the poles which makes them more difficult to handle.”

His says this situation has presented manufacturers with a challenge. “How do you create a water-fed pole system that will clean at heights of up to 65 feet, but that will also be both lightweight and easy to control?” said Droste. “Along with engineering and design techniques it is crucial to use the right materials and combine the best features of telescopic and modular poles. And an increasing number of options are emerging to provide specific solutions.”

Stronger and rigid

According to Droste, water-fed pole materials such as carbon fibre, fibre glass and aluminium have all offered choice and flexibility to the window cleaning sector. “These have helped to create equipment to suit each situation and building type,” he said. “Carbon fibre in particular offers an amazing balance between strength, weight and rigidity. In comparison to steel it is both stronger and more rigid yet weighs considerably less.”

He adds that today’s new lighter poles make the cleaning operative’s job easier, safer and more comfortable while putting less of a strain on their bodies and enabling them to clean more swiftly and efficiently.“The fact that these systems are lighter in weight also means that the operative is less likely to become tired so quickly, which means they can clean a larger surface area than when using a conventional system,” he said.

“However just because the poles are more lightweight it doesn’t mean that they deliver less in terms of rigidity. Even when extensions are added to increase the length and reach of the system, the poles do not bend or become unwieldy. On the contrary rigidity, and therefore control, is maintained which allows every corner and crevice to be cleaned thoroughly”.

Unger offers the nLite modular system which is basically a telescopic pole that can be extended by another telescopic pole, says Droste. The base unit has four sections and an extended length of 6.63 metres while the extension has two sections at a length of 3.41 metres.

“Depending on the material used you can add up to four extensions to reach a height of 20 metres,” he said. “The individual components can be selected and put together to create a system to suit personal requirements. There are six grades of materials in the nLite range to suit various cleaning challenges and budgets.”

He adds that taller buildings need regular, thorough and effective cleaning to ensure that they present a professional face to customers. “But how do you deliver the high standards that are expected while also making the lives of operatives safer and easier?” he said. “Professional 
window cleaners have adapted to these challenges by embracing new methods and equipment.”

According to Moerman director Marc Roels the main health and safety risks for window cleaners include falls from ladders, wrist injuries and falling poles. “Working at Height legislation is moving the window cleaning industry into new directions and spearheading innovative developments,” he said. “It is important that we continually work towards safer practices since there is always 
room to improve.”

Moerman’s latest innovation in terms of safe window cleaning is the Liquidator. This system is said to allow operatives to clean right up to the edges of the window frame, leaving little or no water residue. This is claimed to significantly reduce the amount of time spent on prepping with a cloth.

No stretching

“With our Liquidator there is no real need for detailing,” said Roels. “This means operatives do not need to stretch out with a detailing cloth which can heighten the risks of falling.  The Liquidator also ‘floats’ over the glass which means that less effort is required during cleaning - and this in turn reduces the tension on operatives’ muscles and wrists.”

He says the future of window cleaning will greatly depend on the type of buildings being built. “Skyscrapers, for example, will always need to be cleaned from height but there will continue to be evolutions that allow the task to be carried out more safely,” said Roels.

Unger’s Droste agrees that the building industry will be key in determining the future of window cleaner safety. “Whether we are talking about the Shard in London, the Commerzbank Tower in Frankfurt or the Torre de Cristal in Madrid, the fashion for high-rise, hi-tech designs featuring plenty of glass and metal does not look like slowing down any time soon,” he said.

“The majority of our most iconic buildings seem to prove the theory that size matters – at least in terms of height. If high-rise buildings continue to be built, window cleaner safety will continue to be a challenge. “

The Cutting Edge Of Window Scrapers

The cutting edge of window scrapers: Torsten Deutzmann of Unger Professional Worldwide reveals why professional window cleaners rely on their scrapers so much.

The word scrape has a number of different meanings, but one of the most appropriate I have found, in terms of window cleaning, is: ‘Move a hard or sharp edge across (a surface) especially to make something smooth’.

Materials used during the construction period, such as cement, grout and paint, can splatter onto glass – and scrapers are the most effective tool to help remove such debris, and other substances that can cause significant problems due to their unsightly appearance or ability to cause physical damage to the façade of a building.

Throwing eggs at buildings can seem like a good practical joke to some but egg can be a stubborn substance to remove once dried on. Scrapers can help in these circumstances, as they can with another big problem when it comes to building maintenance – bird excrement. Bird mess not only has the potential to spread disease and bacteria, its corrosive nature can also cause damage to brickwork and building facades if left for too long. Scrapers can also be useful when dealing with fly-posting or other materials such as stickers.

Toughened safety glass, also known as tempered or safety glass and as ESG in Germany, is extremely common. It is manufactured by a process of extreme heating and rapid cooling, so that the surface area cools much quicker than the inner layer. This makes it stronger than standard glass, and, if the glass does shatter, it breaks into small ‘chunks’ instead of splintering into dangerous, jagged shards.

Extra care needs to be taken when cleaning this type of glass as issues have arisen surrounding ‘fabricating debris’. This takes the form of tiny rough imperfections, sometimes referred to as ‘glass fines’ that are created in the hardening process.

Fabricating debris has been a subject of debate for years, and it prompted the International Window Cleaning Association (IWCA) to publish the IWCA Tempered Glass Informational Bulletin 2004 – Scrapers and Fabricating Debris in 2004. It offers a range of guidance and advice, including:

• Fabricating debris consists mostly of tiny glass chips and glass dust that get baked onto the surface of some tempered glass. These surface defects, also known as glass fines, may create scratches when they are dislodged and trapped by a scraper during window cleaning

• Builders should require suppliers to provide quality tempered glass that can be cleaned without scratching, the same as glass which is not tempered

• There should be a tempered glass scratch liability waiver for all construction window cleaning contracts, and for maintenance contracts when significant scraping will be done. The builder signs a tempered glass scratch liability waiver to assure they will not blame the window cleaner for scratches due to fabricating debris on tempered glass, and will not force the window cleaner to prove that fabricating debris caused scratches on tempered glass.

Check glass

Scrapers should not scratch normal, uncoated glass when used properly, but it is always advisable to check if the glass is scratch resistant before work starts, to follow the manufacturer’s instructions and to perform a test on a hidden area.

One useful way to determine whether glass is safety glass or not is to do the lighter trick. Simply hold a lit flame, from a lighter, match or candle, in front of the glass. If you see a double reflection in the pane it is safety glass. If you see just one flame reflected back at you, then it is normal glass.

When it comes to blades, the material they are made from and the way they have been sharpened are extremely important.

Scrapers are called upon to clear the most tough and stubborn dirt, debris and residue so the steel used should be hardened and corrosion resistant, ensuring that blades stay sharper, and rust-free, for longer. Carbon steel or low/high alloy stainless steels can provide these properties. Carbon steel will produce a stiffer blade, whereas those made from stainless steel are more flexible.

Carbon steel is a hard material, giving the cutting edge greater stability. The blade will stay sharp, but as water and/or cleaning chemicals are often used to lubricate the surface of the window being cleaned, this will have an effect as carbon steel rusts more quickly than stainless steel.

In contrast, stainless steel is more flexible and stays rust-free thanks to its high chrome content, which makes it a more expensive option. Being softer in terms of material means that the finely ground surface will wear down and lose its sharpness quicker than a carbon steel blade.

Dual-sided window cleaning blades made from corrosion resistant 440A grade stainless steel provide excellent edge retention, which means that the blades stay sharp for a long time. These blades benefit greatly from going through a precise honing process, which creates a cutting angle that is sharp and consistent, enhancing the speed and effectiveness of every scraper pass.

Scrapers need to be used with care, the golden rule being never to use one on dry glass. Always wet your window with the correct cleaning solution for the material you are about to remove as this helps to lubricate the blade.

It’s also important to scrape in one direction only, lift the scraper from the surface, and then reapply it. Scraping the blade back and forth across a window increases the chances of dirt being trapped under the blade and causing scratches. Clean your blade regularly in water and always apply an even pressure, holding the blade flat against the glass.

Old, worn-out or damaged blades must be changed regularly to ensure optimum results, and safety is also highly important. When not in use, caps should be placed over blades, or retracted, to minimise the risk of cuts.

The most effective and up-to-date models feature ergonomically designed handles which provide a more comfortable fit in the hand, minimising stresses and strains on hands, arms and shoulders. The latest innovation to hit the scraper market is the ability to change the angle of the scraper head from straight to 30 degrees at the touch of a button. This ensures a smooth and swift transition between manual and pole work.

Blades that are easy to change, using a slider mechanism, are preferable; and it’s also worth investing in a holster that allows you to store your scraper when not in use, but makes it easily accessible when needed. Choose one that has the ability to fit onto a range of tool belts, and has a solid back to protect your leg/body from cuts.

Scrapers have been used by the window cleaning, glass and building industries for years, and they are still the tools to go to when faced with certain types of dirt and debris. As design and technology know-how helps to improve the results they achieve, they can only retain their usefulness for many years to come.

Window Cleaning - Water Or Chemicals?

Window cleaning - water or chemicals? Window cleaning used to be something of a craft in which specialists on ladders would work hard to produce a streak-free finish using a detergent solution and a squeegee. But factors such as speed, efficiency, safety and sustainability have become increasingly important and perhaps even more valued than craftsmanship.

Enter the water-fed pole solution. But what are the pros and cons of using pure water versus traditional window cleaning systems? Ann Laffeaty finds out.

Window cleaning used to be something of a craft in which specialists on ladders would work hard to produce a streak-free finish using a detergent solution and a squeegee. But factors such as speed, efficiency, safety and sustainability have become increasingly important and perhaps even more valued than craftsmanship.

Enter the water-fed pole solution. This removes the environmental impact of chemicals by using pure water alone while also allowing operatives to clean windows safely – and more quickly - from the ground. So why would anyone ever again require a traditional window cleaner?

Marketing manager of Ionic Systems Philip Hanson (pictured) says the benefits of water-fed pole systems can be summed up in three words: safer, faster and higher.

“Using hand tools requires working at height and unfortunately, falls from height have always been the biggest killer of window cleaners,” he said.  “Most companies we deal with switch to our Reach and Wash system for safety reasons.”

He says most window cleaning companies can double their productivity by using poles.  “In window cleaning where time is money, this increased efficiency is a serious benefit,” said Hanson.

And he adds that water-fed poles can clean at greater heights without the need for access equipment. “Currently poles can clean to over 24 metres from the safety of the ground, and cleaning companies are using poles where previously they would have used hydraulic platforms or even rope access,” he said. “This means the work is not only safer, but it is also much more cost-effective.”

According to Hanson, the effective use of hand tools such as an applicator and squeegee is a skill that takes many weeks’ practice.  “In contrast, even a complete beginner can use a water-fed pole to clean effectively with only a little training.”

And he claims sustainability is a further advantage of water-fed poles. “Since only highly purified water is used, no cleaning chemicals are required,” he said.

The company’s managing director Reuben Reynolds (pictured) concurs that traditional window cleaning methods are already dying out. “UK squeegee sales have dwindled and I think this will soon be the case all over Europe and across the rest of the world,” he said.

Ionic’s Reach and Wash system was launched more than 20 years and the company considers itself to be a pioneer in water-fed pole cleaning. However, Reynolds concedes the system might not be ideal for use on older, damaged windows.

“If a building has poor wooden frames from which the putty is coming out, it might be a problem,” he said. “But if you can’t afford to have windows replaced, why would you have them cleaned?”

Both he and Hanson are convinced that the water-fed pole market is on the up. “Traditional hand tools will never be replaced completely because they are still the best way to clean in certain circumstances, such as for interior windows,” said Hanson. “But while squeegees will continue to be used in these cases, I think window cleaners will increasingly use poles for external use.”

Unger’s strategic business unit director Torsten Deutzmann (pictured) also believes that pure water systems beat traditional cleaning methods hands down. “Pure water dries without leaving the spots from dissolved solutes that can be found in ‘normal’ water,” he said. “It also delivers a better result - and it does so without the need for chemicals. This ability to clean without leaving spots and streaks delivers a better, faster solution that boosts productivity. And because a thorough clean can be achieved without the use of chemicals, environmental goals are attained.”

Unger offers a range of window cleaning equipment including squeegees, washers, scrapers and accessories, many of which are designed to work with the company’s Nlite water-fed pole system.
According to Deutzmann, pure water is particularly suited for solar panel cleaning.

“Solar panels have to be cleaned regularly to ensure they are working sufficiently effectively to recoup the financial investment needed to install them,” he said. “Cleaning with chemicals can leave a film on the panels that could prevent the sun’s rays from getting through. This may prevent solar panels from producing the required energy levels.

“Water-fed poles allows solar panels and high windows to be cleaned safely from the ground which not only makes the work safer, it also increases profitability since it avoids having to hire equipment such as mobile elevating work platforms.”

Lehmann’s marketing director Pepijn Carlier also believes the increasing popularity of solar panels is helping to boost the water-fed pole market. “Some solar panel manufacturers say their products are naturally cleaned by the rain – but try leaving your car out in the rain for two weeks and see how clean it will be,” he said. “In order to be viable, solar panels need to be cleaned as fast as possible and as cheaply as possible - and this is a job for water-fed poles.”

Lehman’s Qleen system uses light aluminium poles and pure water along with a range of specialised brushes for various applications and surfaces. The company also makes squeegees and other traditional tools.

Ettore vice-president Niels Ysbrandy (pictured) feels safety is a huge advantage of water-fed poles. “The authorities are trying to prevent people working on ladders for long periods of time, which means people have started to look at alternatives,” he said.

Large areas of glass

According to Ysbrandy, water-fed pole cleaning is particularly suitable on large areas of glass. “It is all about manpower,” he said. “If you use a ladder you have to reposition the ladder all the time. And you can clean glass very well with pure water. It is also faster than using a squeegee and the results are streak-free.”

Another advantage is that cleaning with a water-fed pole is relatively easy, he said. “A squeegee takes more practice which means training is easier with water-fed poles.” Ettore offers traditional window cleaning products as well as water-fed pole options, and Ybrandy believes both solutions have a place in the market.

“Although climbing up and down a ladder can be exhausting, you still face a physical challenge when working a water-fed pole,” he points out. “It is particularly tiring when working at heights above the third of fourth floors of a building.”

He says safety guidelines discourage the use of poles of more than 12.5 metres in length in any case. “Window cleaners still often go up to 18-20 metres, however - and with poles of over 12 metres in length there is the safety risk of the pole falling.”

He adds that an advantage of using a squeegee is the fact the operator remains close to the glass being cleaned. “The window cleaner scrapes the dirt and moisture away from the glass and leaves the surface dry,” he said. “This means he or she can instantly see if the window is clean. But with pure water you need to follow a strict pattern of cleaning and rinsing to avoid missing any areas of the glass. And you can only see the areas you have missed once the glass has dried, which can take up to half an hour in some cases.”

He says water-fed pole cleaning is not always the best solution when cleaning the windows of older buildings or those with damaged facades or cracked paintwork. “With a water-fed pole you have to wet the whole frame and if the paintwork between the floors is old and cracked, the water running down the walls could repollute the glass beneath,” he said. “And of course, you can’t use a water-fed pole system for indoor windows.”

Director of Moerman Marc Roels (pictured) adds that the market for squeegees and detergents is still strong. “Detergents are still more efficient than ionised water for removing heavy grease,” he said. “And while a growing number of people are becoming concerned about sustainability, there is an increasing trend towards using detergents that are more environmentally friendly.”

Moerman has manufactured traditional window cleaning products for 125 years and among its latest products is the ProClean system which includes squeegees, handles and rubbers.

According to Roels the market for traditional window cleaning products is sustainable - and is also likely to grow. “We are seeing an increase in new types of families where both partners work, which means people no longer have the time to clean their own windows,” he said. “Traditional methods are more commonly used in domestic homes than water-fed pole systems so there is potential for growth.”

He does admit that there has been a recent trend towards the use of high-reach water-fed pole systems. “This sector is growing but it is still a relatively small part of the overall market – and I wonder if it will grow in the long term,” said Roels. “High-reach pole systems use a lot more water than traditional methods, and as water becomes increasingly scarce it will become more and more expensive.”

Ettore’s Niels Ysbrandy agrees that there will always be scope for traditional cleaning methods. “They won’t die out altogether since there are a lot of situations where water-fed pole cleaning is not ideal,” he said. “With pure water systems you have to bring a truck and a water tank with you to the job - and sometimes it is simply quicker and more flexible to use a bucket and squeegee.”

And Lehmann’s Pepijn Carlier agrees with this verdict. “If you have only a small area of glass to clean - say two square metres – someone with a ladder will have completed the task before you can even get a machine out,” he said. “

“And in any case, there will always be customers who prefer to have their windows cleaned by a person on a ladder because some people simply like the traditional ways of doing things. That’s why so many cleaners still use brushes and smaller vacuums - because that’s the way things have always been. Though if this situation is still the same in 20 years’ time is anyone’s guess.”
